Development Analyst
+
The Development Analyst provides the financial and analytical foundation for ACMI Properties' development pipeline. The role is responsible for building and maintaining development pro formas covering land basis, hard and soft costs, phasing, capital structure, and incentive funding, and for underwriting new land acquisition and campus expansion opportunities. The Analyst conducts market, site, and construction cost research, supports due diligence across title, environmental, zoning, and infrastructure workstreams, maintains project and pipeline trackers, and prepares investment committee materials for leadership, capital partners, and government stakeholders. The position requires advanced Excel modeling ability, disciplined attention to detail, and the capacity to produce credible preliminary underwriting on compressed timelines. Given the size of the team and the pace of the pipeline, the Analyst will have direct exposure to municipalities, tenants, and capital partners early in the role.
Key Responsibilities
- Build and maintain development pro formas, cash flow models, and sensitivity analyses for ground-up industrial and mission-critical manufacturing projects.
- Underwrite new land acquisition and campus expansion opportunities, including residual land value, phasing scenarios, and return-on-cost analysis.
- Conduct market research on industrial rents, comparable sales, construction costs, labor availability, utility and power capacity, and competitive supply.
- Support due diligence on prospective sites across title, survey, environmental, geotechnical, zoning, entitlement risk, and infrastructure constraints.
- Prepare investment committee memoranda, project summaries, and presentation materials for leadership, capital partners, and government stakeholders.
- Track development budgets, schedules, and milestones across active projects, and flag variances early.
- Maintain project and pipeline trackers, due diligence checklists, and document repositories.
- Assist with draw packages, invoice tracking, and reporting to lenders, equity partners, and public-sector funding sources.
- Research state and local incentive programs, grants, and public-private funding structures relevant to defense and advanced manufacturing projects.
Qualifications
- Bachelor's degree in real estate, finance, economics, urban planning, engineering, or a related field.
- One to three years in real estate development, investment sales, acquisitions, lending, consulting, or a comparable analytical role. Industrial experience preferred but not required.
- Advanced Excel modeling skills. The successful candidate can build a development model from a blank workbook rather than only maintaining an existing one.
- Exceptional attention to detail. Precision is a requirement of the sectors our tenants operate in and is expected in all analytical work product.
- Strong written communication, including the ability to distill lengthy technical reports into concise executive summaries.
- High energy and comfort operating in an early-stage environment with shifting priorities and limited established process.
- Demonstrated ability to work independently and maintain disciplined follow-through, including in a remote or hybrid setting.

Development Associate

The Development Associate manages the execution of active development projects from site control through delivery. The role owns workstreams across the full development lifecycle, including due diligence, entitlement and permitting, consultant and design team coordination, budget and schedule management, and the transition into construction and tenant occupancy. The Associate is the primary point of coordination among architects, engineers, environmental consultants, utility providers, municipal staff, and general contractors, and is accountable for identifying cost and schedule risk early and proposing solutions. The role also leads the preparation of investment committee memoranda, lender and partner reporting, and incentive and public funding applications, and translates specialized tenant requirements into design and budget. The position requires both financial and project management capability and the ability to advance multiple projects across several states concurrently.
Key Responsibilities
- Manage day-to-day execution on assigned development projects from site control through entitlement, design, permitting, construction, and delivery.
- Own project pro formas and budgets, updating against actuals and tracking cost and schedule performance against the original underwriting.
- Drive entitlement and permitting strategy with local jurisdictions, utility providers, and regulatory agencies, including the preparation and tracking of applications and approvals.
- Select, contract, and manage architects, engineers, environmental consultants, and other third parties, including review of scopes, proposals, invoices, and deliverables.
- Lead due diligence for prospective sites and present findings as a clear recommendation to proceed or decline.
- Prepare investment committee memoranda, lender and equity partner reporting, and materials for government and tenant stakeholders.
- Coordinate with tenants and their technical teams to translate specialized facility requirements, including security, hazard classification, power, and environmental controls, into design and budget.
- Run Owner-Architect-Contractor meetings, track change orders and pay applications, and escalate risks with proposed solutions.
- Support incentive negotiations, grant applications, and public-private funding structures with state and local economic development partners.
- Mentor the Development Analyst and review analytical work product for accuracy.
Qualifications
- Bachelor's degree in real estate, finance, construction management, engineering, urban planning, or a related field. Advanced degree preferred.
- Three to six years in commercial real estate development, development-focused project management, or real estate finance with substantive development exposure.
- Hands-on experience with entitlement and permitting, including zoning, land use, and municipal approval processes.
- Strong development modeling skills in Excel, together with practical command of budgets, schedules, and consultant management.
- Experience coordinating design and construction teams. Industrial, manufacturing, or mission-critical facility experience strongly preferred.
- Rigorous attention to detail across contracts, budgets, drawings, and deadlines, where an overlooked item can cost months of schedule.
- High energy and an early-stage orientation, including comfort with an evolving pipeline, incomplete information, and a broad scope of work.
- Excellent written and verbal communication with municipal officials, tenants, and capital partners.
- Demonstrated ability to keep projects and third parties moving without close supervision, including in a remote or hybrid setting.

Vice President, Development
+
The Vice President of Development holds end-to-end ownership of assigned campuses and markets, from origination through delivery, and is accountable for project outcomes. Responsibilities include sourcing and negotiating land, leading underwriting and investment committee approval, directing entitlement and permitting strategy, managing design and construction partners, structuring construction financing and incentive packages, and delivering facilities on schedule and on budget. The Vice President serves as ACMI's senior representative to municipalities, state economic development agencies, tenants, Department of Defense program offices, and capital partners, and is expected to resolve entitlement and infrastructure issues through direct engagement. The role also shapes the development function itself: underwriting standards, project controls, reporting cadence, and the development of the Analyst and Associate. The position requires a demonstrated record delivering ground-up industrial projects and the ability to operate effectively without a large internal support structure.
Key Responsibilities
- Lead the full development lifecycle on assigned projects, including site selection, acquisition, due diligence, entitlements, design, construction oversight, delivery, and transition to asset management.
- Source and negotiate land and campus opportunities, and build relationships with brokers, landowners, municipalities, and economic development agencies in target markets.
- Own project economics, including pro forma, capital budget, and returns, and present them for investment committee approval at letter of intent, purchase and sale agreement, and closing milestones.
- Negotiate letters of intent, purchase and sale agreements, consultant and construction contracts, and tenant work letters in coordination with counsel.
- Lead entitlement, zoning, and permitting strategy, and represent ACMI Properties with municipal staff, elected officials, and regulatory agencies.
- Structure and execute project capital, including construction debt, equity and joint venture partnerships, draws and permanent takeout, alongside state and federal incentive and grant funding.
- Direct architects, engineers, general contractors, and specialty consultants, and manage risk across scope, schedule, budget, insurance, and entitlement contingencies.
- Partner with prospective and committed tenants to translate demanding technical requirements, including energetics handling, hazard siting, security, power, and environmental systems, into deliverable facilities.
- Report project and portfolio performance to the Head of Development, executive leadership, investors, and public-sector partners.
- Build the development team by mentoring the Associate and Analyst, raising underwriting and project control standards, and supporting recruitment as the platform scales.
Qualifications
- Bachelor's degree in real estate, finance, engineering, construction management, or a related field. MBA or master's degree in real estate preferred.
- Ten or more years in commercial real estate development with a track record of delivered ground-up projects. Industrial, manufacturing, or mission-critical facility experience strongly preferred.
- Demonstrated command of entitlements, land acquisition, development pro formas, construction financing, and cost and schedule control.
- Experience negotiating with municipalities, utilities, and economic development agencies, including incentive and public-private structures.
- Experience managing joint venture partners, lenders, consultants, and general contractors on complex projects.
- Credibility with senior stakeholders, including defense executives, government officials, and institutional capital, and the judgment to determine when to decide and when to escalate.
- Hands-on operating style. This is an early-stage platform with limited support staff; the Vice President is expected to build the model, work the site, and write the memorandum.
- Willingness to travel frequently to project sites, jurisdictions, and headquarters.
- Familiarity with defense, aerospace, or government-adjacent development strongly preferred.
